House Rules

HOUSE RULES: It is important for all guests to read and understand our updated House Rules which is an integral part of this Reservation Terms & Conditions.

  • The Guests agree to maintain general cleanliness and order on the premises and to return the property in the same condition as it was on the first day of occupancy. The Guests shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the management as being immediately habitable by the next Guests. The Guests agree that the management shall deduct costs to repair damage caused by the Guests’ willful or negligent conduct from the Security Deposit prior to refund. If the amount of the Security Deposit is not enough to cover all damages, Guests shall bear all additional maintenance and repair costs.
  • The Guests shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the bins along the curb during their stay for pickup. Guest is cautioned not to leave trash for long periods of time because it attracts animals and pests.
  • The Guests shall be responsible for the damages caused by willful and/or negligent conduct by the Guests or their guests. The Guests shall not be responsible for any damage caused by:
  1. Normal wear and tear;
  2. Events of force majeure, e.g. natural disaster, riots and warfare. No animals or pets of any kind will be brought onto the premises.
  • There shall be no smoking inside the premises. In case of violation, the fine of AED 1500 will be deducted from the Security Deposit upon check-out. Smoking is permitted outside the home. Shisha smoking inside the apartment, on the balcony or in the building’s common areas is strongly prohibited. In case of violation, the fine of AED 1500 will apply. Repeated violators will be subject to eviction from the property.
  • There shall be no BBQ on the balcony or inside the apartment. In case of violation, the fine of AED 2000 will apply, followed by immediate eviction. Some buildings have designated BBQ areas. Please refer to the building’s Administrator (Reception) for more information.
  • The Guests and their Guests shall hereby indemnify and hold harmless the management against any or all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guests expressly recognize that any insurance for the property damage or loss which the Landlord may maintain on the property does not cover the personal property of Guests, and that Guests should purchase their own insurance if such coverage is desired.
  • The security deposit will secure the performance of Guest’s obligations. Owner may, but will not be obliged to, apply all portions of said deposit on account of Guest’s obligations. The security deposit is refundable at 100% if there is no damage and the unit is left in the same condition as provided. In case the deposit or a partial part of it needs to be used the balance of all deposits will be refunded on the day the Guest leaves the property after an inspection has been conducted with the management, together with a statement showing any charges made against such deposits. Cleaning services are available for addition charges.
  • Guests expressly acknowledge and agree that this agreement is for transient occupancy of the property, and that Guests do not intend to make the property a residence or household.
  • There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments.
  • Guest shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this agreement with no refund of rents or deposits
  • Guest shall see to their own security while in the property by locking doors, windows, garage doors, etc. when it’s prudent to do so.
